Grand Francuska

Grand Francuska is located in Francuska street no. 35 -37 it consists of 2 building from the 19th Century. The buildings were upgraded to order office building about 25 years ago. Before this is were the Head Office in Katowice of the Security Police.

The building have a gross area of about 4.000 m2., and net area of 2.200 m2 of modern office space. It has central gas heating and one elevator.

It consists of 4 floors above ground and one basement.

There are 4 entrances to the building two from the back and two from the front street. The facade against Francuska street is listed but not the interior of facade in the back. The whole street of Francuska is basically front facade listed.

Time schedule

The intention is to create two showroom flats in April/May.

Than start pre-reservations for one to August.

In September to start the Pre-Sales and common construction.

With first apartments be ready in January 2026.

Hopefully Construction permits is granted in September/October.

Scope of construction

The building were complete renovated about 25 years ago. So electrical and plumbing is in good condition. The Heating as well, today is heated by gas from the City.

Construction will to be to make new sewage and water connections in the main corridors on each floor plus ventilation.

The layout of the apartments is to keep inside existing supporting walls.So only new entrance doors to the apartment will be needed. There will be replacements of the ceilings in the apartments. Plus connections of sewage and water to the apartment. But Kitchen and Bath rooms are distributed against the corridor

Construction will be phased floor by floor from top floor. Last will be the construction of the basement.

For the heating it will be study if Heath Pumps can be installed instead of the Gas Heating.
